loans are similar to hard money loans, except they are provided
by individual investors, rather than investment groups or institutions.
A private loan may also be provided regardless of the borrowers
credit, income, or any other circumstances. Private investors
are generally more lenient with their equity requirements and
will sometimes lend with as little as 10% equity.
